What We Buy

Houses other buyers walk away from.

Most people who call us are not selling a house that shows well. They have a property that needs more time, money, or attention than they have to give it.

We work in Baltimore County. We know what these houses are worth because we walk them ourselves.

Inherited property

A house you did not plan on owning, often out of state, often full of a lifetime of belongings. We buy it as it stands and you take what matters to you.

Needs major repairs

Roof, foundation, plumbing, fire or water damage. You do not need to fix any of it or get quotes to find out how bad it is.

Tenants in place

Occupied, behind on rent, or a lease you would rather not manage around. We buy with tenants in the property.

Relocating

A job or a family situation that moved your timeline up. You pick a settlement date that lines up with your move.

Behind on payments

If you are falling behind and running out of runway, the sooner we look at it the more options you have.

Divorce or estate

When a property has to be turned into a clean number that two parties can split, a direct sale is usually the simplest path.

How It Works

Three steps. You can stop at any of them.

Nothing is binding until you sign, and finding out what we would pay costs you nothing.

Tell us about the house

Send the address through the form or call. We ask a few questions about condition, who is living there, and when you want to be out.

We walk it and price it

We see the property in person and estimate what it needs. Then we give you a number and show you how we got to it.

You pick the closing date

Take the offer and we handle the paperwork and the title company. Need time to find your next place? We work around it.

Compare

Selling to us versus listing it.

A listing usually gets a higher sale price. It also takes longer and asks more of you. Which one leaves you better off depends on the house and on how fast you need to be done. We will tell you which way we think you should go.

Questions

What people ask us first.

Does it cost anything to get an offer?

No. There is no fee and no obligation. If you do not like the number, that is the end of it.

Do I have to clean the house out?

No. Take what you want and leave the rest. Furniture, appliances, whatever is in the basement. We handle it after settlement.

How do you come up with the number?

We start from what comparable houses nearby actually sold for, subtract what the property needs in repairs, and account for what it costs us to hold and resell it. We will show you the math.

What if listing it would get me more?

Then we will tell you. Some houses do better on the open market, and we would rather say so than take a deal you regret.

Where do you buy?

Baltimore County and the surrounding area. If your property is nearby but outside the county, ask us anyway.
